Who are we and what do we do?
Since its establishment in 2004, the Colum has been engaged in the preparation and execution of constructions in the position of the investor’s representative, with focus on the investor’s engineering supervisory activities.
Within the valid legal regulations, the investor’s engineering supervisor guards the client’s interests when checking the compliance of the supplies of products, works and services with the project documentation approved within the construction, with valid technical standards for constructions and with the agreed contractual obligations.
- evaluating the suitability of the site to carry out the investment project
- selection of architect, discussing with him/her the terms of the contract and preparation of the contract
- ensuring the feasibility of the construction project, and it’s variants, obtaining preliminary pricing with a time schedule,
- preliminary negotiations with the relevant bodies
- calculation and evaluation of the investment return
- determining the scope and details of the project for ÚR (Outline Planning), determining technical standards of the constructions
- organization of work flow and situation of the documents with the architect and the statements necessary to issue the ÚR (Outline Planning),
- monitoring and assigning the processing of changes, working with special materials and amendments of the documentation for the ÚR (Outline Planning),
- report to the investor on the development of the stand-points, specification of the price, evaluating the investment return and approving the documentation
- determining technical and material standards of the project
- organization of work flow and situation of the documents with the architect and the statements necessary to issue the SP (Building permit)
- proposals of alternative materials and technologies
- report to the investor on the development of the various possibilities, supervising the implementation of the changes, control of the completeness and correctness of the documentation
- preparation and negotiation of the client standards of the project with the investor
- processing of the Client Change system
- selection of the suppliers of the optional equipment – client centers
- coordination of the Client Changes with the designer and supplies of the optional equipment
- cooperation on creation of a marketing plan
- assistance in the organization of marketing materials
- assistance in the organization of legal materials – sample contracts

- Determining the technical and material standards of the project
- supervision of processing of the SP (Building permit) conditions for DSP (Detailed design)
- supervision of preparation of specifications, proposals of alternative materials
- check of the completeness and correctness of the documentation
- preparation of the detailed item budget, based on the bill of quantities
- preparation of materials for tender, eventually the supervision of the tender documentation, time schedule
- list of contractors to be included and approach to these contractors and the assignment of the call for contractors
- evaluating the completeness of the offers, meetings with the applicants, comparing the offers regarding price, quality and terms
- specification of the offers in three rounds of the approach to contractor to determine a precise price
- recommending a contractor, preparation and negotiating the contract with the selected contractor
- discussing the system of client’s changes with the selected supplier
- control of quality of the performed work
- control of the work progress and schedule and its updating
- organization of the control days of the construction and processing the protocol from these control days
- updating of the payment plan, preparation of the invoicing using the questionnaire protocol and control of the performed efforts
- monitoring the changes in the project and issuing the “Change Lists” and its distribution
- negotiating the amendments to the Contract for works and preparation of the amendments for signing
- approving the submitted samples and technological processes
- partial technical acceptances of the work
- supervision of the necessary tests
- supervision of the preparation of the documentation of the actual design
- supervision of the removal of defects and work in progress to the established deadline and quality
- discussing the client changes with the construction and it’s supervision
- coordination of client changes at the construction
